Younger Buyers Fuel Growth in Manatee County as Metro Development Group Launches Curiosity Creek
Demand from younger homebuyers is helping drive the next phase of growth in Manatee County, as Metro Development Group announces Curiosity Creek, a brand new separate community under construction near its fast-growing Seaire development.
The expansion comes as the Tampa Bay region continues to rank among Florida’s top destinations for population growth, particularly among younger households seeking affordability and quality of life outside major urban centers.
While the average age of a first-time homebuyer nationally has climbed to 40, Seaire is attracting a younger mix of buyers, an early sign of shifting preferences in the housing market.
At Seaire, that shift is already taking shape, with buyers increasingly prioritizing lifestyle, amenities and new construction. The buyer base at Seaire skews younger, with strong representation in the 25–44 age ranges, and approximately 19% of homes have already sold.

At an event on Wednesday, Metro provided an update on the four-acre Seaire lagoon, which is set to open this summer and will serve as the centerpiece of the community. The lagoon will include:
- An in-water obstacle course for climbing and exploring
- A swim-up bar with in-water seating and lounge area
- Exclusive VIP area called Cabana Cove with a private bar
- A stage and shaded area with a large screen for movies, games and events
- Kayak and paddleboard rentals
- Private day-rental cabanas
- A sandy beach for that true inland coastal living experience!
The community also incorporates ultra-high-speed internet, smart home features and planned retail and dining, reflecting how today’s buyers are balancing lifestyle with everyday convenience. Seaire is planned for approximately 3,000 homes at full buildout.
That milestone is helping bring the community’s full vision to life and reinforcing demand for similar developments.
Curiosity Creek represents the next step, extending Metro’s lagoon-centered model and long-term investment in the Palmetto area. Planned for approximately 1,800 homes starting from the $300s, the community will feature resort-style amenities including a pool with a splash zone, trails and gathering spaces, alongside technology-forward features such as ultra-high-speed internet, smart home integration and solar-powered streetlights. Lennar is the first builder to begin sales, with its model home now open to prospective buyers, alongside additional builder partners including D.R. Horton and DRB Homes.
